Two Dublin venues earmarked for hospitality sell at discounts

Investment manager Colm Wu has sold two more Dublin south city centre properties, one of which had formerly been Dobbins restaurant and a chic 1980s and 1990s ‘in-place’ for Dublin’s trendy and business set.

The other premises, 37 Dame St, Dublin 2, almost opposite the Central Plaza, has sold for €2.3m which is a discount to the €2.8m which was quoted for the premises when it was offered for sale last year. Robert Colleran was the agent handling both sales.

The former Dobbins property at 15 Stephen’s Lane was in need of significant refurbishment and sold for €850,000, which was a 43pc discount to the €1.5m sought for it early last year. A mews style property, it is believed to have been bought by a builder and is well located between the two Mount streets in the heart of the Georgian and central business district in Dublin 2.

A purpose-built two-storey restaurant building, it extended to 3,778 sqft with capacity for more than 100 covers. The restaurant has not traded for many years. During the last century its owner John Byrne enjoyed playing host to models, up-and-coming politicos, ambitious entrepreneurs and legal eagles.

He greeted them as soon as they set foot in the place with the latest gossip which he knew would interest them.

The 37 Dame St premises is also well located, between Trinity St and South Great George’s St, and opens to the rear onto Dame Lane with its Stag’s Head bar. Extending to 6,818 sqft, it comprises a five-storey former house over a concealed basement. It is believed that it may be converted to a dental practice.

Mr Wu has traded a number of other hostelries in Dublin and Kerry. He also sold the former Stone Leaf gastropub, at 67 Lower Leeson Street, Dublin 2, previously home to Buck Whaley’s nightclub. In 2021 he had been seeking €2.75m for this Georgian mid-terrace, four-storey over-basement premises along with the rear of 68 Lower Leeson St which comprised a mews building and a terrace garden area.

The Stone Leaf had not traded for about two years and it was bought by a Paddy McKillen Jr business and converted into serviced offices operated by his Grafter business.

In 2017 Mr Wu also bought Sweeney’s Bar on Dame St, Dublin 2 for around €3.55m and it subsequently became a hotel.
